Tilal Al Ghaf (TAG) is currently being built and will, eventually, be a mixed-use community. Confidence that it will be all that is claimed should come from the fact it will be the first to come from one of Dubai's most impressive companies, Majid Al Futtaim.
That said, this is a 10-year project even if there are no delays, with the final construction in a $3.8bn (AED14bn) build expected to be completed some time in 2027. Elements of the project are however already being constructed, and this will be an active community long before its completion.
TAG lies 'near' Sports City, between Downtown Dubai and the Al Maktoum International Airport - see the map below for more detail.
The community will include 355,000 square meters of green open spaces with interconnected parks and picnic grounds. At its centre is a 70,000 square metre lagoon, surrounded by 400 metres open beachfront.

Other water bodies will be located throughout the area.
TAG is said to have sustainability guiding its development, which will be be reflected not just in efficiencies in energy usage, but also in its promised lifestyle. There will be 11 kilometres of cycling and walking trails, and an 18 kilometre pedestrian trail will snake through the community. Two kilometres of the trail will be shaded by Ghaf trees, the drought-tolerant evergreen species native to the UAE.
Tilal Al Ghaf has streetlights that combine Wi-Fi points, smart signage and CCTV. There will also be autonomous electric vehicles and charging stations, as well as a bike sharing programme.
The area as a whole will cover 350,000 sqm and will have schools, hospitals, restaurants in addition to the housing facilities. It aims to be a true community.

At the centenaries will be The Hive; where residents will have access to gourmet grocery stores, food & beverage outlets, retail & convenience stores, pop-ups, banks & money exchange services, medical clinics, tennis & basketball courts, valet parking, golf cart services & transport stands.
Community members will also have access to a concierge. This is Dubai after all.
